Dubai has cemented its position as one of the top cities for expats due to its high-quality lifestyle and safe environment.

Referring to the latest survey conducted by InterNations in which more than 12,000 members participated, Zoom Property Insights said Dubai has emerged as a popular destination for the second-home of expats because of its excellent infrastructure, successful strategy to handle the pandemic, and introduction of visa and labour reforms.

The emirate’s stable economy, which is set to expand to 4.5 per cent in 2022, is one of the major reasons that has made many expats select Dubai as their second home.

In addition, the emirate’s position as a business hub in the Middle East attracts many international organisations to set up their base here to expand their presence in the region. This creates abundant job opportunities for expats as only one in 23 workers in Dubai is an Emirati national, according to Breakingviews’ calculations.

Visa reforms, a game changer

Zoom Property Insights said low tax-base, safety, diversity, and remarkable infrastructure are some of the reasons accredited to the popularity of Dubai among expatriates. However, latest labour and visa reforms are proved game-changer as expats now have many options for long-term renewable visas under flexible work environment in the emirate.

Shedding light on how visa reforms are changing things in Dubai, Ata Shobeiry, CEO at Zoom Property, said Dubai has always been a favourite of people seeking a home away from their homeland. However, some people were reluctant because of no permanent residency in the Emirate.

“Things are changing at a rapid pace ever since the visa reforms have been announced last year. The availability of Golden and Silver visas has changed the mind of many people who are now considering buying property in Dubai and choosing it as their second home,” he said.

Shobeiry also cited 100 per cent business ownership as another reason for increased interest from foreigners to buy property or start business in the emirate.

“The fact that expatriates can now enjoy full ownership of their companies in Dubai has also attracted more entrepreneurs with innovative business ideas. This has resulted in the creation of more employment opportunities, which is attracting more foreigners seeking employment opportunities in the emirate,” he said.

Affordable housing units

Zoom Property Insights said major part of Dubai’s residential market falls under the affordable segment despite an increase in property prices as expats will have to pay much higher rates in New York, London and Hong Kong to own a property. This, coupled with a lower cost of living in Dubai and low taxation base, allow expatriates to increase their savings while they lead a premium lifestyle.

Furthermore, the process to buy property in Dubai is quite straightforward for both locals and expatriates. The market currently favours buyers as they can benefit from reduced mortgage rates, affordable property prices, and convenient payment plans, according to Zoom Property Insights.

Upscale lifestyle

Dubai’s cosmopolitan vibe and upscale lifestyle attract many people looking for a second home beyond the geographical boundaries of their homeland in a bid to improve their living standards. The presence of various tourist hotspots such as the world’s tallest building Burj Khalifa and only seven-star hotel Burj Al Arab also attract millionaires and celebrities to buy property in the emirate, according to Zoom Property Insights.

With a myriad of recently launched and soon-to-be operational new attractions and development projects, such as Dubai Museum of the Future, Dubai CommerCity, Royal Atlantis Resort, Ain Dubai, Ciel Dubai, and Meydan One Mall, Dubai aims to attract more foreign nationals. The emirate is also geared up to promoting an active lifestyle as His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, recently tested the new cycle path at Jumeirah Beach.

Apart from being a second home to many, Dubai also maintains its reputation as a most preferred tourist destination as it managed to welcome 7.28 million visitors last year despite the global pandemic, according to the latest official data.

“Dubai remains an attractive and popular destination for expatriates and ultimately it will benefit the emirate’s property sector,” Shobeiry said.

Why I chose to adopt the UAE as my second home

The UAE’s vision of creating a global hub for groundbreaking technology and innovation is not a destination but a journey. On the face of it, that may sound a tad cliché, but digging a little deeper reveals a path of self-reliance, self-determination, and an unwavering commitment to build a sustainable ecosystem where innovation and technology can flourish driving the nation’s burgeoning knowledge economy.

My Own Home takes you inside a reader-owned property to ask how much they paid, why they decided to buy and what they have done with it since moving in

After more than a decade of sharing a home in Dubai, Ipshita Sharma eventually has a place to call her own after she snapped up a one-bedroom apartment in Golf Vista A, Damac Hills 1, for Dh650,000 ($177,000).

Having spent years living in busy house shares with up to seven others, Ms Sharma, 41, from Mumbai, now counts her two rescue cats as her only roommates and is able to work from home in peace as a freelance journalist and publishing agent.

Since buying the property in May 2019, she believes its value has soared by almost a third, with similar properties now on the market for Dh850,000.

Here, she invites The National to take a look around her “green oasis” overlooking Trump International Golf Club.

Please tell us about your home

The apartment is just under 1,000 square feet with a living area, bedroom, small balcony and one and a half bathrooms.

I paid Dh650,000, which ended up being around Dh690,000 including all the fees.

I keep checking the same properties online and they seem to be going for up to Dh850,000 now. When I bought, pre-Covid, the property was valued at Dh1.2 million, but people were more interested in buying villas so I got a great deal.

I think the value will rise to about Dh1 million soon, at the rate the market is moving. Dubai is only on the upstream, especially with all the outside money from foreign investors.

What made you buy your own property?

I’ve been in Dubai for 15 years and I’ve completed the whole gamut during that time.

When I first moved here, I lived in a room-share with three other girls and shared the kitchen with seven.

From there, I worked my way up to a master bedroom before eventually getting a place on my own. Before I bought my property I lived in a two-bedroom unit in Studio City but I’m very proud to now own my home.

Home interest loan rates in Dubai are really good and I lucked out with a rate of 2.99 per cent, compared to the 8 per cent I’d be looking at if I'd bought in India. Now it’s gone up to 4.99 per cent, which is still really good.

On top of that, I was able to get an 80 per cent mortgage so I didn’t need to pay a lot up front. I have a lot of faith in Dubai for the way it’s grown and the way it looks after the people who live here.

Why did you choose this area?

I like that Damac Hills is away from the craziness of central Dubai but is still within easy reach.

I knew it was the place for me when I entered the gated area and felt like I had stepped into a little oasis. It’s a really special place filled with greenery and a dog park, plus lots of facilities, like supermarkets and even an ice rink.

In 2025, a Dubai Metro station is opening near Damac Hills linking it to JVC, Al Maktoum International Airport and Expo City. There’s also a new mall and Damac Lagoon due to open so it’s going to be a major hub with property prices going through the roof.

How did you discover this home?

I viewed 47 buildings across Dubai before I found this one – if there was a freehold on the market then I’d seen it.

I wanted somewhere that had the potential for resale if I needed it. I initially liked Sobha Hartland and Dubai Hills but they were out of my price range.

I also considered Al Furjan, Arjan and near Miracle Gardens before I decided on Damac Hills. I really like how much storage the apartment has and I love the spacious layout.

How did you find the buying process?

I found it horrifying. I felt like I was playing one of those video games where you can’t see beyond the next step and you don’t know if it’s going to be a treasure chest or a dragon.

I had people try to hoodwink me every step of the way, to the point where I started having panic attacks and needed therapy.

There seemed to be so many unnecessary hurdles and it was five months of pure torture. I’d recommend first-time buyers get as much advice and support as they can.

What gains are there from owning rather than renting?

Not having to deal with landlords for every small issue is such a blessing.

In one of my previous rentals, I wasn’t told that my room was a partition and while I was working away I got a call to say that the wall had been torn down and replaced with a curtain.

Now there are no nasty surprises and I can do what I want, when I want, inside my home. That really means a lot to me.

What upgrades are you planning?

When I moved in I didn’t have much money to play with so I got whatever furniture I could second-hand and now I’m slowly putting together the home of my dreams.

It’s a process and I’m taking one step at a time but now I have furniture that actually matches and it feels very homely.

What are the disadvantages of living in Damac Hills 1?

The area has beautiful landscaping and facilities but that comes at a price and the service charge is quite expensive.

When I first moved in, the service charge was Dh1,200 a quarter and it has just gone up to Dh3,300, which feels like a bit of a jump.

Will you stay in this property?

I want to stay here for as long as Dubai will have me and if nothing changes with the freehold, then I have no plans to move on.

The United Arab Emirates is a federal country located in the southwest of Asia. It consists of Abu Dhabi, Ajman, Dubai and Fujairah among others. Its capital is Abu Dhabi. The United Arab Emirates is immediately bordered by Oman and Saudi Arabia and shares boarders with countries like Iraq, Iran, and Qatar among others.

This paper seeks to discuss the United Arab Emirates. The paper will look into the political and economic stability of the country in comparison to that of the Middle East to investigate whether or not, the country is a regional power.

The country is reported to have a liberalized economy with positive attributes such as “high per capita income and a sizable annual trade surplus” (Central 1). The country, like others in the Middle East has over time been highly dependent on its oil and hydro carbons to facilitate its economy.

This specialized economic establishment has, however, been changing following the diversification of the country’s economy. The oil industry has however been significant to the country’s economy since oil was discovered in the country. Oil production is for example realized to have transformed the country from its previous state to the current stability with desirable living standards.

The government of the United Arab Emirates has been on the fore front for steering economic developments in the country with massive investments to facilitate growth. Investments such as in expanding the economy for the creation of more job opportunities, infrastructural developments and promotion of investment activities has been a key interest of the country’s government. The move to attract investors into the country has been significant with the government granting provisions for full ownership of business enterprises to foreign investors in some parts of the country (Central 1).

Cases of reduced level of taxation over investment have also been reported in the country for the purpose of attracting investors. The economic stability of the country was for instance proved during the global crisis that was realized in the year 2009 as the country was in its capacity to provide internal financial support to its affected emirates.

Abu Dhabi was for instance aided Dubai through loans. The country has succeeded in its economic diversification that has greatly reduced its level of dependence on oil and gas to about a quarter of the country’s economy. This, with an assumption that the country’s productivity in oil and gas has not reduced, is an indicator that the country has been realizing economic growth in other sectors apart from oil and gas (Central 1).

The United Arab Emirates is one of the regionally identified economic centers in Asia. The developments of economy in a variety of sectors apart from the oil and gas industry has played a role in not just developing the country’s economy but also establishing it among other economies in the region. The country’s economic diversification was characterized by industrialization and improved transportation system that included developed air transport (Encyclopedia 1).

According to the BBC, the United Arab Emirates has since its inception developed to become “one of the middle east’s most important economic centers” (BBC 1). Dubai is for instance reported to have been outstanding in the Middle East in the year 2000 as an economic centre.

Attracting both expertise and investors into the country and the region, Dubai established the United Arab Emirates as an economic power in the region (BBC 1). Dubai is characteristically identified to be an outstanding element in the Middle East.

The levels of developments that have been realized in the city are actually comparable and surprisingly better those developments that have at the same time been achieved in some of the Middle East countries.

One of the factors that make Dubai a regional power is the capacity that it has shown with respect to development activities. Though it had limited resources in terms of oil reserves, Dubai established and overtook states in the Middle East in economic developments. It has therefore exhibited its capacity to become an economic power in the region.

The collective pride over Dubai ultimately lies with its parent federation which in consideration with its other emirs exerts itself as a center of economic power in the region (Denicola 62). The political system in Dubai and the United Arab Emirates, though not actually a democratic one, has been the key to the country’s developments that puts it to lead the region’s economic pride. It is this leadership that has made the country to its current success through attracting investments and human labor that has led to the development (Denicola 105).

The United Arab Emirates is a federation of oil rich regions. Though identified as an isolated region before it discovered its oil reserves, the country has used its resources to diversify and develop its economy to become an outstanding economic center in the region. Its developing trend might establish it as the region’s top economic centre in future.

Our huge 60,000 sqft Park is the biggest indoor play area for pets in the world. Our Day Care centre with three pools has transformed away-from-home socialisation. Our 180 luxury boarding rooms have turned the traditional kennel model on its head. And our Grooming Salon and Training Academy attract high calibre stylists and behaviourists from around the world to help deal with bad hair days and unattractive habits. In 2021, we met demand from Members by opening a second resort in Dubai’s central Al Quoz area. Then in early 2024 we raised the bar again with the first luxury daycare and boarding resort exclusively for small dogs.

Becoming A Member

The safety of guests (four and two-legged) is our principal focus, and so each dog must undergo a Behaviour Assessment before using our facilities. Bear in mind that we only accept dogs that have passed our Assessment. The Assessment takes about 20 minutes and is the first stage in the Registration process. You can book by calling reception on 04 8818002 or 055 221 6351 . If you'd prefer, email us at [email protected] .The Assessment is followed by an Induction Day to give your dog a chance to get used to our facilities and other guests - and vice versa. Also included is the set-up of your account and login details for webcam access etc when you're away, a voucher for 4 visits to the Dog Park (worth AED240) and free access to all our Member events. A home is a place that gives comfort to everyone. It is because a home is filled with love and life. Much like every lucky person, I also have a home and a loving family. Through My Home Essay, I will take you through what my home is like and how much it means to me.

A Place I Call Home

My home is situated in the city. It is not too big nor too small, just the perfect size. My family lives in the home. It comprises of my father, mother, sister and grandparents. We live in our ancestral home so my home is very vintage.

It is very old but remains to be super strong. There are six rooms in my home. Each family member has a unique room which they have decorated as per their liking. For instance, my elder sister is a big fan of music, so her walls are filled with posters of musicians like BTS, RM, and more.

Our drawing room is a large one with a high ceiling. We still use the vintage sofa set which my grandmother got as a wedding gift. Similarly, there is a vintage TV and radio which she uses till date.

Adjoining the drawing room is my bedroom. It is my favourite room because it contains everything that I love. I have a pet guinea pig which lives in a cage in my room. We also have a storeroom which is filled with things we don’t use but also cannot discard.

Our lawn in front of the house has a little garden. In that garden , my mother is growing her own kitchen garden. She is passionate about it and brings different seeds every month to grow them out and use them in our food.

The fondest memories I have in a place is my terrace. Our terrace is huge with many plants. I remember all the good times we have spent there as a family. Moreover, we play there a lot when my cousins come over. Thus, every nook and corner of my home is special to me.

Appreciation Towards My Home

I know a lot of people who do not have homes or not as big as mine. It makes me more grateful and appreciates my home more. Not everyone gets the fortune to have a good home and a loving family, but luckily, I have been blessed with both.

I am thankful for my home because when I grow up, I can look back at the wonderful memories I made here. The walk down the memory lane will be a sweet one because of the safety and security my home has given me. It is indeed an ideal home.
